“YES”, tenants must pay their rent. But unfortunately
sometimes we stumble across tenants who refuse to pay. Would
you know the appropriate steps to take if this happened to you?
In many instances when this does occur, the tenant may be refusing
to pay for what they regard is a legitimate reason.
NOT ALL LANDLORD’S ARE ADVERSED TO THE FACT THAT TENANTS
DO HAVE RIGHTS TOO!
In this case, it is an agent’s role to act as a mediator,
inform both the landlord and the tenant of their legal responsibilities
and seek to resolve the situation without further cost to
the landlord. It is generally far more difficult for a landlord
to resolve a conflict when they are disputing directly with
their tenant, and not through a third party. Should negotiations
fail however, we know exactly what steps need to be taken
to appropriate an eviction order upon the tenants.
Bear in mind that a good property manager will LISTEN and
COMMUNICATE with their landlord’s and tenants regularly
to avoid complications down the track. We know that in the
end, nobody wins, and that’s why we try to avoid these
unnecessary situations arising. Situations that could well
have been prevented if only their were sufficient communication
early on. This is the approach we take at SSR, WE’RE
FIRM, BUT FAIR !
But there’s more, in fact a whole lot more. As part
of our day to day operations we need to maintain regular inspections,
issue reminder rent notices, arrange and inspect repairs,
undertake rent reviews, prepare & sign leases, carry out
a written condition reports, lodge bond monies, issue tenants
with rent receipts, prepare advertising etc etc etc. And that’s
only the tip of the iceberg. But most importantly, we are
paid to ensure that our clients property interests are best
represented at all times.
